We developed this site in an effort to provide more access and opportunity for the public to engage in cases that affect their communities. About the Board of Zoning Appeals:
The Charleston County Board of Zoning Appeals consists of nine members appointed by Council. This Board hears and decides appeals where it is alleged there is error in order, requirement, decision, or determination made by an administrative official in the enforcement of the County's zoning ordinance. The Board hears and decides appeals for variance from the requirements of the zoning ordinance when strict application of the ordinance would result in unnecessary hardship. The Board also makes decisions regarding the permitting of uses by special exception subject to the terms and conditions set forth in the County's Zoning Ordinance.
Charleston County Board of Zoning Appeals meetings are scheduled at 5:00 pm (subject to change) on the first Monday of each month (unless a County holiday conflicts) and held on the second floor of the Lonnie Hamilton, III Public Services Building, 4045 Bridge View Drive, North Charleston, SC 29405.

Board of Zoning Appeals Public Hearing Information
A meeting of the BZA will be held Monday, December 2, 2024 at 4:00 pm, in the Council Chambers, 2nd Floor, Room 249, Lonnie Hamilton, III Public Services Building, 4045 Bridge View Drive, North Charleston, SC 29405. This hearing is open to the public and will be recorded.
Information on each application, including documents submitted by the applicant, will be available on this site one week prior to the meeting. All comments should be directed to the various public comment methods described specifically for each case. Inquiries only should be directed to the Zoning and Planning Department (843) 202-7200 or bza@charlestoncounty.org referencing the case number and TMS number.
Public Comment Instructions:
This platform offers a variety of commenting methods for the public to utilize, including suvey, email, text, and voicemail comments. All comments, if received by the public comment deadline established for each meeting, will be included in the packet provided to the Board of Zoning Appeals. Each case listed below includes the various methods to comment on each case individually - please click into each case and the information is provided under the section titled "Additional ways to participate".
Members of the public wishing to speak at the Public Hearing should sign-up on sign-up sheet which will be available in the Council Chambers by 3:00 p.m. on Monday, December 2, 2024.
The BZA public hearing will be livestreamed (for viewing only) on the Charleston County Government website at: https://www.charlestoncounty.org/departments/county-council/cctv.php
